Last Day In The Tankwa

On the last day of my three-day stay in the Tankwa Karoo, I was filled with mixed emotions. On one hand, I was sad to leave the tranquility and beauty of this remote wilderness, on the other, I was excited to embark on the next leg of my South African journey.

The morning began with a sunrise yoga practice on the edge of the Tankwa River. I was filled with a feeling of gratitude for the beauty of this place and for the opportunity to be able to experience it. After breakfast, I went for one last meander around the Tankwa National Park. I was mesmerised by the vastness of the landscape and the diversity of the animals and plants that called this place home.

As the day progressed, I made my way back to the campground to pack up my belongings. I was sad to leave the people I had met there and the conversations that had been exchanged around the fire. I was also sad to leave the wild animals and plants that I had encountered throughout my stay.

The last moments of my last day in the Tankwa were spent exploring the stars. I looked up at the night sky in awe, as the stars, galaxies and planets shone brightly above me. I was filled with a deep appreciation for the beauty of nature and the endless possibilities that it holds.

As I drove away from the campground, I took one last look back at the Tankwa Karoo. I was filled with an overwhelming sense of peace and contentment, knowing that I had been able to experience this unique place with all of its beauty and mystery.

The Tankwa Karoo will remain in my memory forever. I will always remember the incredible views, the peacefulness of the environment and the wonderful people I had the pleasure of meeting. Even though I had only spent three days in this wild and wonderful place, it felt like home. I am grateful for the experiences I had and the memories I made.

As the afternoon drew to a close, I decided to take a final drive through the park, stopping to take in the views and take a few photos. The sun was beginning to set, and the sky had transformed into a beautiful mix of oranges, pinks, and purples. I watched as the shadows of the mountains lengthened, and the stars began to dot the night sky.

As I drove back to the campground, I reflected on my time spent in the Tankwa Karoo National Park. I had experienced so many incredible sights and sounds, and I was filled with a sense of awe and wonder. I was grateful to have had the opportunity to explore such a unique and beautiful part of the world, and I felt incredibly lucky to be able to call it home.

The owners of a 26-unit walk-up development at 52 to 62H Tanjong Katong Road in Singapore have once again put the property up for tender, this time at a guide price of $63 million.

Huttons Asia, the sole marketing agency for the site, said that when it was first launched for collective sale at an indicative price of $65.5 million in July last year, it received several offers below the asking price.

The land area of the site is an estimated 32,397 ft. The 2019 Master Plan permits it to have a gross plot ratio of 1.4, potentially yielding 45,356 ft of gross floor area. This could mean around 49 residential apartments with an average size of 915 sq ft.

Taking into account factors like estimated land betterment charge, the guide price translates to a land rate of $1,401 psf per plot ratio (psf ppr). After factoring in a 7% bonus balcony gross floor area, this could be lowered to $1,375 psf ppr.

Terence Lian, head of investment sales at Huttons Asia, remarked that the location of Tanjong Katong Road has been a choice for buyers looking for a new home in District 15. He believes this collective sale could garner considerable interest from developers, pointing to the success of Tembusu Grand, the 638-unit condo by City Developments and MCL Land just off Tanjong Katong Road.
