Last Day In The Tankwa

On the last day of my three-day stay in the Tankwa Karoo, I was filled with mixed emotions. On one hand, I was sad to leave the tranquility and beauty of this remote wilderness, on the other, I was excited to embark on the next leg of my South African journey.

The morning began with a sunrise yoga practice on the edge of the Tankwa River. I was filled with a feeling of gratitude for the beauty of this place and for the opportunity to be able to experience it. After breakfast, I went for one last meander around the Tankwa National Park. I was mesmerised by the vastness of the landscape and the diversity of the animals and plants that called this place home.

As the day progressed, I made my way back to the campground to pack up my belongings. I was sad to leave the people I had met there and the conversations that had been exchanged around the fire. I was also sad to leave the wild animals and plants that I had encountered throughout my stay.

The last moments of my last day in the Tankwa were spent exploring the stars. I looked up at the night sky in awe, as the stars, galaxies and planets shone brightly above me. I was filled with a deep appreciation for the beauty of nature and the endless possibilities that it holds.

As I drove away from the campground, I took one last look back at the Tankwa Karoo. I was filled with an overwhelming sense of peace and contentment, knowing that I had been able to experience this unique place with all of its beauty and mystery.

The Tankwa Karoo will remain in my memory forever. I will always remember the incredible views, the peacefulness of the environment and the wonderful people I had the pleasure of meeting. Even though I had only spent three days in this wild and wonderful place, it felt like home. I am grateful for the experiences I had and the memories I made.

I began my day early, with a hike up the foothills of the Roggeveld Mountains, which provide stunning panoramic views of the surrounding landscape. The rocky terrain was surprisingly easy to navigate, and I was able to take in the spectacular landscape as I climbed. On my way back down, I encountered a variety of wildlife, including a herd of springbok, a pair of black-backed jackal, and a few gemsbok.

After taking in the views, I headed to the campground, where I spent the remainder of the day exploring the area. I was amazed by the variety of ecosystems and habitats that were present in the park, including open grasslands, rocky outcrops, and shady woodlands. I also had the opportunity to spot a variety of bird species, such as the African Fish Eagle, Black-bellied Bustard, and Crimson-breasted Shrike.

As the afternoon drew to a close, I decided to take a final drive through the park, stopping to take in the views and take a few photos. The sun was beginning to set, and the sky had transformed into a beautiful mix of oranges, pinks, and purples. With an existing combined floor area of 3,940 sq ft over a total site area of 3,650 sq ft, the two storey shophouses come with a guide price of $10.5 million, or $2,665 psf on the floor area.

The maximum building height of four storeys under the 2019 Master Plan and the proximity of Upper Thomson MRT Station, 50m away from the properties, make it an attractive investment opportunity.

Furthermore, the properties are for sale with existing tenancies and on an “as is where is” basis, leaving open an opportunity to consider redeveloping them into a four storey building with commercial space on the first storey (gross floor area of 10,950 sq ft, subject to the authorities’ approval).

“This rare opportunity offers investors a chance to own a pair of freehold shophouses that offer immediate rental income and future capital appreciation potential in the long term,” says Steven Tan, managing director of capital markets and investment sales at ERA Realty Network, who is the exclusive marketing agent for the shophouses.

The EOI exercise for the properties will close on May 8 at 3pm.

Collective sale of Tanjong Katong development relaunched at $63 mil

The owners of a 26-unit walk-up development at 52 to 62H Tanjong Katong Road in Singapore have once again put the property up for tender, this time at a guide price of $63 million.

Huttons Asia, the sole marketing agency for the site, said that when it was first launched for collective sale at an indicative price of $65.5 million in July last year, it received several offers below the asking price.

The land area of the site is an estimated 32,397 ft. The 2019 Master Plan permits it to have a gross plot ratio of 1.4, potentially yielding 45,356 ft of gross floor area. This could mean around 49 residential apartments with an average size of 915 sq ft.

Taking into account factors like estimated land betterment charge, the guide price translates to a land rate of $1,401 psf per plot ratio (psf ppr). After factoring in a 7% bonus balcony gross floor area, this could be lowered to $1,375 psf ppr.

Terence Lian, head of investment sales at Huttons Asia, remarked that the location of Tanjong Katong Road has been a choice for buyers looking for a new home in District 15. He believes this collective sale could garner considerable interest from developers, pointing to the success of Tembusu Grand, the 638-unit condo by City Developments and MCL Land just off Tanjong Katong Road.

This site is only a 10-minute drive away from the CBD and a 500m walk from Paya Lebar MRT Station. Shopping malls such as PLQ mall, i12 and Parkway Parade can be found nearby, alongside Singapore Sports Hub, East Coast Park and F&B offerings in the Katong and Joo Chiat areas. Deputy head of investment sales at Huttons Asia, Angela Lim, believes this is suitable for professionals and young couples looking for abundant convenience.

The tender for the property closes on May 9 at 2pm.

With its proximity to the CBD and Paya Lebar MRT Station, a range of amenities and a guide price of $1,401 psf ppr, the 26-unit walk-up development at 52 to 62H Tanjong Katong Road could be a great investment opportunity for developers. Upon completion, this could provide future residents with convenience and plenty of recreational facilities and F&B options. The site was previously up for collective sale at an indicative price of $65.5 million, but several offers were below the asking price.

Two shophouses at Perak Road up for sale at $13 mil

Two rare conservation shophouses situated on Perak Road, which are located in the Jalan Besar/Little India enclave and boast a built-up area of 5,360 sq ft, are being launched for sale via tender with a guide price of $13 million. The properties occupy a land area of approximately 2,870 sq ft, with an 11.4m-wide frontage along Perak Road.

PropNex Shophouse Elites – division of PropNex Realty – is marketing the property and explains that the current owner has been receiving “multiple offers” from prospective tenants for commercial usage. The current zoning for this property is for commercial use, which could potentially bring in a gross rental yield of over 3%.

Given these properties’ well-kept condition, strategic location and proximity to the Bugis area, Gracelynn Zhu from PropNex Shophouse Elites believes these assets may be ideal for hostel operators tapping renewed interest for convenient and accessible accommodation post-pandemic.

Moreover, the tender will close at 3pm on 8 May, whereby no additional buyer’s stamp duty is payable on the purchase of the properties.

Zhu notes, “the new owner will be able to decide which type of tenant profile they desire for the property, as the vendor is looking to sell the shophouses with vacant possession.” The properties also require minimal refurbishments.

It is also just a three-minute walk to Rochor MRT Station, making the two shophouses highly attractive to investors who seek assets that can provide strong rental and capital growth.

This reflects in recent transactions of properties on Perak Road, as seen in EdgeProp Research Tool.

Therefore, the two conservation shophouses at 6 and 7 Perak Road offer a combination of value, good potential rental yield and capital appreciation.…
